EXECUTIVE SUMMARY
Hollywood Circle is the initial EB-5 investment opportunity being offered by GCFRC to potential foreign investors. The project will be a mixed-use real estate project that will be built in the city of Hollywood, an established community within South Florida.
Plans call for the 25-story development to be comprised of approximately 397 residential rental units, the leasing, maintenance and operation of which will be managed by the Company or its subsidiaries; a uniquely branded boutique hotel of about 104 rooms that will be managed and operated by the Company or its subsidiaries through an intended affiliation with the Desires™ Hotels collection operated by Trust Hospitality™, formerly known as Tecton Hospitality™; a 46,000-square-foot nationally branded supermarket; a 7,000 square foot restaurant to be managed and operated by the Company or its subsidiaries; , and approximately 8,000 square feet of additional retail space on the ground floor for boutique shops and retail businesses, the leasing and maintenance of which will be managed and operated by the Company or its subsidiaries.

The Project is positioned to meet the need for additional newly constructed, high quality residences and business space in Hollywood’s downtown district, and become the flagship development for what is expected to be a migration to a new urban city center. Unlike many other buildings in the surrounding area, Hollywood Circle will be a true mixed-use project. As an all-rental property, it also is one of the projects offering homeowners, tenants and investors a significant competitive advantage.
In addition to the Project’s residential, hotel and commercial elements, features will include covered parking, swimming pool, fitness center, residents’ club room, high-speed elevators, integrated security systems, energy-efficient utilities, designer finishes and fixtures, and impact-resistant windows and exterior doors. Additional features may vary within individual units or spaces.
Located in downtown Hollywood, Florida, at US1 and Hollywood Boulevard, the site of the Project is nearly equidistant from the downtown districts of greater Miami and greater Fort Lauderdale. This city has seen tremendous growth during the past several years due in part to its proximity to major metropolitan areas, but also because of its well-established neighborhoods and business communities. Because it is situated between Miami and Fort Lauderdale, Hollywood property costs are generally more affordable, presenting better opportunities for return on investment than properties located in Miami and Fort Lauderdale.
